What Is a DSCR Loan?

A DSCR loan is a rental property loan that qualifies you on the property's cash flow instead of your personal income. DSCR is the debt service coverage ratio: monthly rent divided by your monthly payment plus taxes, insurance, and HOA.

If the rent covers the payment, the deal works. No tax returns. No W-2s. First-time investors are welcome.

Can I Put Multiple Rentals in One Loan?

Yes. Blanket loans cover multiple rentals under one loan, up to $6.25M. In one 30-property portfolio refi, the capital source changed its credit box a week before closing and cut LTV from 75% to 50%, which would have wiped out over $1M in cash-out. We moved the deal to a different source and the client closed at 75% LTV with a two-week delay.
